Bollywood actress Sara Ali Khan and her mother, veteran actress Amrita Singh, are making headlines for a major commercial property transaction in Mumbai. According to a report by The Times of India, the mother-daughter duo has leased a 2,545-square-foot office space in Andheri West to artificial intelligence studio firm Upsurge Labs LLP for five years.
The agreement reportedly carries a total rental value of ₹3.76 crore over its 60-month tenure. The deal highlights the growing interest in commercial real estate among Bollywood celebrities, who can generate rental income through properties alongside their earnings from films, endorsements and other professional ventures.
Sara Ali Khan and Amrita Singh’s Mumbai Property Deal
According to property registration documents reviewed by real estate data platform CRE Matrix, the commercial unit is located in the Signature building on Veera Desai Road in Andheri West, Mumbai.
The office has a RERA carpet area of 2,545 square feet and comes with three designated car parking spaces. The lease agreement was registered on September 29, 2026, for a period of five years.

Upsurge Labs LLP is the tenant, with its partner, Sowmay Jain, reportedly representing the company in the agreement. The property is intended for office use, although the company’s specific plans for the premises have not been publicly detailed.
The location in Andheri West places the office within Mumbai’s established commercial market, which attracts businesses from technology, entertainment and other sectors.
Monthly Rent Starts at ₹5.85 Lakh
One of the most notable aspects of the agreement is its starting monthly rent of ₹5,85,350. At this rate, the property would generate approximately ₹70.24 lakh in rent over a full 12-month period at the initial rate, before accounting for the scheduled annual increases.
The agreement also reportedly includes a security deposit of ₹35,12,100, equivalent to approximately six months of the starting monthly rent.
The lease commenced on October 1, 2026. However, the tenant has been granted a two-month rent-free period, running until November 30, to complete interior fit-out work. Regular rent payments are scheduled to begin on December 1, 2026.
Such rent-free periods can be included in commercial property agreements to give businesses time to prepare an office for their operational requirements before rental payments begin.
Five-Year Lease Includes a 5% Annual Increase
The rental agreement reportedly includes a 5% annual escalation clause. This means the monthly rent is scheduled to increase each year according to the terms of the contract.
The total rental value over the five-year period has been reported at ₹3.76 crore. The figure reflects the agreement’s stated rental structure, including the annual escalation.
For property owners, a long-term commercial lease can provide a predictable rental arrangement, subject to the tenant fulfilling the agreement. For businesses, the contract establishes a defined period of occupancy and a structured schedule of rental payments.
The deal also illustrates how commercial property agreements can involve several financial components beyond the monthly rent, including security deposits, fit-out periods, parking arrangements and scheduled increases.
Why Bollywood Celebrities Invest in Commercial Real Estate
Commercial property has become a visible part of the real estate activity associated with several Bollywood celebrities. Leasing office spaces to businesses can provide a recurring income stream beyond earnings from acting projects and brand endorsements.
Mumbai remains an important commercial centre, with demand for office premises from companies across multiple industries. Locations such as Andheri West are attractive to businesses seeking access to the city’s commercial and creative sectors.
However, the profitability of a property investment depends on several factors, including purchase cost, maintenance expenses, vacancy periods, taxes and the tenant’s ability to meet rental obligations.
In Sara Ali Khan and Amrita Singh’s case, the reported five-year agreement provides a structured rental arrangement with an agreed escalation clause.
Sara Ali Khan’s Family and Mumbai Property News
The latest transaction has also drawn attention because Sara’s father, actor Saif Ali Khan, has separately been associated with commercial property leasing activity in Mumbai.
Recent media reports have discussed a lease involving two commercial units owned by Saif Ali Khan on Andheri Kurla Road. That transaction was reported to carry a monthly rent of ₹22.76 lakh.
While the two transactions are separate, they highlight the continuing interest in commercial property deals involving members of the family.
Neither Sara Ali Khan nor Amrita Singh had publicly commented on the latest lease at the time of the report. The financial details are based on property registration documents cited by media outlets.
Overall, the reported ₹3.76 crore agreement places Sara Ali Khan and Amrita Singh among the Bollywood personalities attracting attention for commercial real estate activity in Mumbai.
