Rakesh Roshan has made headlines for a reason that has little to do with films this time. The veteran filmmaker has leased two commercial units in Mumbai’s Andheri West to BeingU Studios Private Limited, covering a combined area of 5,574 square feet.
According to property registration documents accessed by CRE Matrix and cited in reports, the agreement was registered on September 9, 2026. Rakesh Roshan is named as the licensor, while BeingU Studios is the licensee.
The two offices are located on the fourth floor of Commerce Centre at B-27, off New Link Road in Oshiwara, Andheri West. The deal also includes two car parking spaces.
The leave-and-license agreement runs for three years, beginning August 1, 2026, and continuing until July 31, 2029.
The Monthly Rent Will Rise Each Year
The initial monthly rent for the commercial premises has been fixed at Rs 7.30 lakh. That figure, however, won't remain unchanged throughout the agreement.
A 5% annual escalation has been included in the contract. As a result, the monthly rent is expected to rise to around Rs 7.66 lakh in the second year and approximately Rs 8.04 lakh in the third year. Business Standard reported the latter figures with minor rounding differences.
If the agreement continues for the full three-year term, the scheduled rental income works out to roughly Rs 2.76 crore.
The estimated rental income is divided across the three years, with around Rs 87.6 lakh scheduled for the first year, Rs 91.98 lakh for the second and approximately Rs 96.58 lakh for the third. These calculations assume the contract runs for its complete duration.
At the starting rent, the property works out to approximately Rs 131 per sq ft per month.
Security Deposit and Other Details
There’s more to the agreement than the monthly rental amount.
The registered documents reportedly mention an interest-free refundable security deposit of Rs 10.95 lakh, equivalent to roughly one-and-a-half months of the initial rent.
The two commercial units also come with two parking spaces, adding to the overall package for the tenant.
BeingU Studios, which has taken the premises on lease, is associated with the Roshan family. The company describes itself as a content enterprise involved in cinema, television, live concerts and digital platforms.
That connection makes the transaction particularly noteworthy. The property belongs to Rakesh Roshan, while the company taking it on lease is linked to the same family’s entertainment business.
This Isn’t Rakesh Roshan’s Only Recent Property Deal
The latest Rakesh Roshan property transaction comes shortly after another deal involving the filmmaker and his wife, Pramila Roshan.
In August 2026, the couple reportedly leased a residential apartment in Mumbai’s JVPD Scheme under a three-year agreement. The initial rent for that property was reported to be Rs 5 lakh per month, with a 5% annual escalation built into the contract. The security deposit was reportedly Rs 21.75 lakh.
The apartment is located in Hiralaya Building on N S Road, with the licence beginning on August 15, 2026.
Taken together, the two transactions show that property activity has remained an important part of the Roshan family’s financial portfolio alongside their work in the entertainment industry.
The Roshan Family Has Been Active in Mumbai Real Estate
Rakesh Roshan’s latest lease is also part of a larger pattern of property transactions involving members of the Roshan family.
In January 2026, Rakesh Roshan reportedly sold a 1.09-hectare land parcel in Pune district for Rs 15 crore. Earlier, in November 2025, Hrithik Roshan, HRX Digitech LLP and Pramila Roshan’s Filmkunj (Bombay) Pvt Ltd jointly purchased 10 office units in Andheri West for Rs 28 crore, according to property registration documents cited by Hindustan Times.

Another November 2025 transaction reportedly involved Rakesh Roshan and Pramila Roshan purchasing five commercial office units in Mumbai’s Andheri area for Rs 19.68 crore.
Hrithik Roshan has also been involved in commercial property deals. Earlier in September, reports said he leased a 2,727 sq ft office space in Goregaon East to QuantumX Global Private Limited under a five-year agreement. The total rental value was estimated at around Rs 4.84 crore after accounting for the contractual escalation.
Real Estate Adds Another Business Dimension to the Roshan Family
While Rakesh Roshan remains best known for his work as a filmmaker and for his association with the Krrish franchise, his recent property transactions highlight another side of the family's business interests.
Mumbai’s commercial real estate market has increasingly become an important investment avenue for high-profile individuals, particularly when properties are located in established business and entertainment hubs such as Andheri West.
In this case, the 5,574 sq ft premises will provide rental income under a structured three-year agreement, while the 5% annual escalation allows the monthly payment to increase during the contract.
What the Latest Deal Means for Rakesh Roshan
Assuming the agreement runs its full course, the property is expected to generate approximately Rs 2.76 crore in scheduled rental income over three years.
For Bollywood audiences, property transactions like this offer an interesting glimpse into the business side of the film industry.
