Ajay Devgn’s Juhu bungalow has come under the scrutiny of the Brihanmumbai Municipal Corporation (BMC) following a dispute over its proposed use as a salon and spa. The civic body’s K-West ward has issued a stop-work notice after receiving a complaint from the Kapol Co-operative Housing Society, where the property is located.
The issue is related to the proposed commercial activity at the property rather than simply the fact that it has been leased. According to civic officials, the required documents showing permission for commercial use were not produced when requested.
Why Did BMC Issue A Stop-Work Notice?
The matter began after the housing society raised concerns about work being carried out at the property. BMC officials subsequently sought relevant documents from the property owners to establish whether the premises had the necessary permissions for the proposed commercial use.
According to K-West ward officials, the records available with the civic body did not show permission for commercial use of the S-10 premises. After the requested documents were not produced, the stop-work notice was issued.
The Devgn family has reportedly requested four weeks to respond to the notice and submit its position before the civic authorities.
What Is Planned At The Property?
The property is reportedly being prepared for a salon and spa venture. According to reports, the 7,802-square-foot bungalow is located at Plot S-10 on N S Road No. 11 in Mumbai’s JVPD Scheme.
The property has been leased to Florian Hurel Salons Pvt Ltd under a registered leave-and-licence agreement dated August 10. Mumbai Mirror reported that the agreement provides for rent beginning at Rs 16 lakh per month during the first year, with a 5% annual escalation. The estimated rental value over the five-year term is reportedly around Rs 10.61 crore.
The rental arrangement itself is not the central point of the dispute. Instead, the question being examined is whether the property can legally be used for the proposed commercial activity.
Housing Society Raises Concerns Over Commercial Use
The Kapol Co-operative Housing Society has reportedly objected to the proposed commercial use of the bungalow.
Residents have raised concerns about the potential increase in customer movement in the area, along with parking, security and noise. The internal roads around the property are relatively narrow, which has added to residents’ concerns about increased activity if the salon and spa begins operating.
The society has also sought clarification regarding various permissions connected with the proposed establishment, including matters related to structural work, electrical systems, plumbing, parking, signage, access and fire safety.
Devgn Camp Says Necessary Permissions Were Obtained
While the BMC has said that the required permission for commercial use was not produced before the stop-work notice was issued, the Devgn camp has presented a different position.
A source from the actor’s camp said that the necessary permissions and approvals from the concerned authorities for the proposed use of the premises had been obtained.
This means the matter currently involves two differing positions: the BMC says the relevant permission was not produced when requested, while the Devgn camp maintains that the required approvals are already in place.
The documents submitted by the property owners will therefore be important in determining how the dispute progresses.
Society Had Earlier Raised The Issue
The BMC action follows an earlier disagreement between the housing society and the property owners over the proposed salon and spa.
According to Mumbai Mirror, the society had asked the Devgn family to provide documents establishing that the premises could legally be used for the proposed business. The matter subsequently reached the cooperative department as well as the civic authorities.
The society has argued that its objection is not to the bungalow being leased but to the proposed change in its use.
